Moscow-City will see the construction of a skyscraper with the highest park in Europe. The Sky Garden green zone will be located on the 85th floor of the residential tower One. The project is being developed by the premium division of MR Group. The park will cover an area of 1,000 square meters and will be freely accessible to all residents of the complex.
One will be the first full-fledged residential skyscraper in Moscow-City, as previously only apartments were built in the business center. The tower will feature over 1,400 apartments, including two-level penthouses. The estimated cost of the project could range from 100 million to 300 million rubles, depending on the specifics. According to renders, the park will be approximately five stories high and include large trees, some of which, like tropical palms, may need to be imported from Asian countries.
The microclimate must be carefully considered to ensure the plants thrive and do not die during maintenance. This could be the main cost factor in building the park, rather than equipment, automated watering, or lighting.
Initially, the building was intended to be the tallest in Europe, but the plan was later revised, reducing its height by 31 meters (about ten floors). Instead, the project team decided to create a park. The residential complex will consist of two towers, with architecture inspired by the Möbius strip, symbolizing infinite motion. The skyscraper will span nearly 300,000 square meters across 90 floors. The upper levels will house a retail gallery, restaurants, a fitness center, a cinema, a library, medical facilities, and offices. However, the high-altitude park is expected to attract buyers and boost interest in the project.
A major 2024 futurist study highlighted that greenery and landscaping are key drivers in high-end and business-class real estate purchases. As cities grow vertically, so too will gardens. Such projects are essential for modern towers, setting them apart from competitors. Investing in a unique park is more appealing and financially rewarding than extravagant lobby finishes, potentially speeding up sales.
Construction of the tower is set to begin by the end of 2025 and be completed by 2030. The inclusion of the park could increase real estate prices in the project by 10-20%.
