Notices to Several Projects for Rule Violations
It has been found under TGRERA’s monitoring that advertisements for several real estate projects are being carried out without correctly displaying the mandatory RERA registration number. Keeping this in mind, RERA has issued show-cause notices to several real estate entities. The scope of the investigation includes some major projects, such as Godrej Properties, Navami Elevate Project, Vertex Virat Project, Swargaseema Ameya Project, and Tirumala Hills, among others.
Officials stated that not mentioning the registration number or not following prescribed advertising standards will be considered a violation of statutory provisions. Under the Real Estate (Regulation and Development) Act, 2016, all real estate projects with an area exceeding 500 square meters or having more than eight apartments must be mandatorily registered before any kind of advertisement, marketing, or sale. Promoters cannot invite requests for bookings, advance payments, or investments without obtaining a valid RERA registration number.
RERA officials believe that the registration number must be prominently displayed in all promotional materials, including print, digital, electronic, and outdoor advertisements. During the investigation, the authority observed that some projects either did not display the registration number or did not present it in accordance with prescribed standards. In some cases, advertisements did not comply with the specified font size requirements or did not include key project details mandatory under RERA guidelines.

In the case of Swargaseema Construction’s Ameya Project, the authority noted that the project was advertised as a full residential project despite being registered as a layout, which could potentially confuse home buyers. RERA has warned promoters, real estate agents, and advertising agencies against publishing or broadcasting any promotional material without confirming RERA compliance. It has been clarified that penalties can be imposed for violations as per the provisions of the Act.
RERA has been promoting that potential home buyers should check the project’s registration details on the official website before any financial commitment to avoid any confusion or fraud. It is notable that recently, RERA imposed a fine of 43 lakh rupees on a project in Puppalguda for violations of rules.
